Land Registry

Responsible for recording ownership details of land in England and Wales, the Registry charges a fee for each change to the register. Now fully computerised, anyone can see ownership details of any piece of registered land in the Country. Some land is still unregistered, but all land has to be registered on a sale.

Land Registry Search

Carried out just before completion to make sure the register has not been changed without notice to the buyer.

Lease

A legally binding contract allowing the exclusive occupation of property on certain terms for a fixed period, usually on payment of rent. A leaseholder (usually known as a 'tenant') may be able to sell his interest under the lease to another buyer for the remainder of the term.

Local Search

Standard Enquiries of the Local Authority asking whether the property is affected by any Order, plan or decision which the Council has made - Tree Preservation Orders, Highways problems and Demolition Orders are examples.  It relates specifically to the property in question and not to neighbouring houses.
